Job Description: Investment Acquisitions Analyst (Residential)

SUMMARY

Packaged Living is a vertically integrated co-investor, developer and operator of best-in-class Build to Rent (“BtR”) assets across the UK with a rigorous focus on sustainability.  The business draws upon deep institutional expertise to ensure that homes and communities are designed with long term use, consumer experience and management efficiencies at their core.  The Packaged Living management team have been market leaders in the rapidly growing UK BtR sector since inception.  

Fiera Real Estate is a minority shareholder in Packaged Living.  Part of Fiera Capital, a $141bn AuM global asset manager, Fiera provides Packaged Living with equity capital, management expertise and access to extensive resource and support functions.

Packaged Living has three BtR business lines:

  • Multifamily Housing – developing >2,000 homes across 6 sites with a total GDV exceeding £500m. Developments are located in Manchester, Newcastle, Milton Keynes and Cardiff
  • Single Family Housing – Recently launched a £100m fund partnering with national house builders to deliver suburban housing for rent across the UK
  • Development Management – of over 1,000 homes on behalf of public and private sector landowners including London Borough of Enfield and a Hammerson Plc

We are one of the fastest growing build to rent businesses in the UK with a rapidly expanding pipeline and deep capital base.  Consequently, we are now looking to employ an analytical, talented, thorough and hard-working real estate investment analyst to support our multifamily and single-family acquisition and asset management strategies. The role will begin on a monthly contract basis, with a view to extending this to a full-time position for the right candidate.

The candidate will work closely with senior management / ownership whilst gaining continual exposure to the entire build to rent lifecycle including investment, development and operations.   

POSITION OVERVIEW

  • Responsible for all multifamily and single family underwriting and analysis
  • Supporting acquisitions, including producing investment committee and market reports
  • Interfacing with development, asset management, property operations and investor relations teams
  • Reporting directly to the single family housing Director and Packaged Living Board

SCOPE OF ROLE

  • Cash flow modelling including building and manipulating DCF (asset, portfolio and fund level) models, IRR and NPV calculations, sensitivity analysis, promote structures, cash waterfalls, debt (senior & mezzanine), equity (preferred and common), sources & uses, operating budgets and output analysis charts
  • Individual asset analysis including insightful well presented research into target acquisition locations comprising local market comparables, demographics, rents, employment, affordability and demand & supply
  • Analysing individual investment opportunities on a risk adjusted basis and ascribing assets with an absolute risk score (using Packaged Living proprietary Asset Risk Model)
  • Extensive use of market research software to support underwriting activities
  • Heat mapping suitable investment / development locations and provide analysis to support acquisition rational
  • Producing investor marketing collateral including investment memorandums and market reports
  • Providing management team with acquisition legal and technical due diligence support as required including transaction management support  
  • Data room management and assisting with investor relations queries and due diligence
  • Asset management including financial reporting, cash forecasting and analysing variance against business plan
  • Maintaining a keen interest and understanding of the BtR sector including regularly reading and sharing relevant market research with the team and generally staying aware of market news and trends
  • Maintaining accurate records and preparing reports in the most appropriate format for various forums, meetings, committees and other groups, in line with reporting cycles

REQUIREMENTS

  • A strong academic background from a top tier university with a minimum 2:1 bachelors / masters degree preferably with a specialisation in finance, economics, business and or real estate 
  • Minimum 3 years real estate investment acquisition and/or advisory post graduate professional experience
  • Strong analytical skills both quantitative and qualitative
  • Self-motivated with excellent oral and written communication skills
  • Advanced Excel modelling and PowerPoint presentations skills
  • Ability to multi-task and work on various projects at once
  • Strong attention to detail
  • Confidence to articulate complex financial data in clear and easy to understand language
  • Ability to compile reports and present information in an accurate, logical format
  • Team player with ability to work independently and unmonitored 
  • Highly motivated to develop successful career in real estate, specifically Build to Rent
  • Excellent organisation and prioritising abilities including ability to work to tight time schedules and balance competing priorities
  • Passion to carry out 1st class work
  • Excellent interpersonal, communication skills and business acumen
  • Knowledge of investment appraisals and commercial processes  
  • Experience of maintaining professional networks and working with multiple internal and external stakeholders

ADVANTAGEOUS SKILLS

  • Experience and understanding of residential sector including planning, construction and or development standards and best practices
  • Familiarity with Build to Rent property operations / operating model  
  • Background / training in investment banking, private equity, asset management or professional services
  • Capital markets experience, including an understanding of relevant debt financing structures
  • Previous use of REalyse software
